You write the offer
Price, contingencies and earnest money get set here. Knowing the roof has two years left changes the number you write.
Inspection contingency
The clock starts. Every discovery is now a renegotiation with a deadline attached, and the seller knows you're invested.
The lender's appraisal
If it lands under contract price, someone covers the gap in cash or the deal renegotiates under pressure.

Know the repair bill before you set your number. Where people feel pressure to waive contingencies, walking the house first is how you take that risk with your eyes open.

The appraisal gap, before it happens.
If an appraisal comes in below contract price, the buyer covers the difference in cash or the deal renegotiates under pressure. That is a bad week to find out. Knowing early turns it into something you can plan around — a smaller offer, a bigger reserve, or a different house.

Three piles.
Fix before listing
Safety items, anything an inspector will flag in bold, and the small visible things that make a buyer wonder what else was neglected. These cost little and change how the whole house reads.
Price in instead
Big-ticket items where you'll never recover the spend — a roof with life left, dated but functional mechanicals. Better to adjust the number and let the buyer choose.
Leave alone
Cosmetic preferences the next owner will redo anyway. Plenty of sellers spend real money here for nothing.

Clean-outs and haul-away. Siding, trim and fascia. Paint and patching. Gutters and drainage. Landscaping that makes the front of the house photograph properly. We either bring trades we trust, or work alongside the ones you already use.

Behind on payments, or facing foreclosure
There is usually more room here than the letters suggest, but the options narrow as the calendar moves. We look at where you actually stand, what the property is worth today, and what paths are still open. The worst version of this is waiting.
It's listed, and nothing is happening
A house that sits gets stale, and stale gets discounted. We work out whether it's price, presentation, condition or exposure — then fix the one that's actually the problem.
The deal is falling apart
Inspection came back rough, the appraisal missed, or financing wobbled at the last minute. These die from silence and running clocks more than from the underlying problem. We get the facts on the table fast and find the version of the deal both sides can still sign.
